exhausting.

I'm a bit slow on this blog, but exhaustion and crappy iPad have prevented me from posting more.

house has been re-stumped, electrician re-wiring half the house, new plumbing... oh what have we done. asbestos has also been removed, so no lining in the toilet and laundry. but then we've removed the plaster from the kitchen, thanks to the lovely plaster with fake moulded tile look. And tip, removing plaster ceiling is not fun.

Here are some photos...

the carpet is gone.

the asbestos ceiling is gone.
the plaster is gone.

week 1

Well we picked up the keys to our new house. We underestimated the amount of work that needs to be done! Did a measure up and realised that our 'plan' by the real estate agent wasn't exactly accurate. So the original floor plan for are renovation has had a bit of tweaking.

Also managed to clear out some of the furniture left in the garage, but unfortunately the nice old cupboards are covered in holes, eaten by something. No wonder when the garage didn't really have a proper floor and they were sitting on dirt. yep. The garage floor has some bricks, timber sheeting and carpet sitting on dirt. nice work folks. Will be glad when it's all gone!

As the 'garage' and sheds in the back are covered is asbestos, we've organised asbestos removalists to come in next week to take it all away. the only problem may be that the carpets and sheeting behind tiles in the kitchen and bathroom also have asbestos. shit.

Had a look in the roof and we have insulation, yay! not laid perfectly, but the house feels very, very cool. and very hot in the roof! and found the hot water tank in the roof above the hallway. What the? So definitely getting new gas hot water.

That's it for now. exhausted! Will slowly fill in details and take some photos.

photos of the house

our new home

this will hopefully be about our new house that we are purchasing in Pascoe Vale South. fingers crossed it doesn't go the way of my last blog, and I forget about it! I'll post lots of photos and start with the ones from the real estate website.

the house was built in the 40s, around 1947. so I'll try to document our renovation and how sustainable we can make it! we hopefully get the keys on January 23rd 2012 (next year). but I'm very impatient.

first stage is drawing this place up, I'm a building designer, yet fairly new and inexperienced. hopefully I can get some good advice, good tradies and use some of my own knowledge and creativity to come up with something I love, livable and in budget! oh yes and that the husband loves too. fingers crossed no divorce!

got quotes for re-stumping the place and next is finding out if it has asbestos, fun! then once we get in I can measure the place and finalise my drawings and look at building permit...we're going to renovate the kitchen and bathroom, build a garage/ studio (for the husband), extend to add a lounge room (and making it 3 bedrooms) and a beautiful garden/veggie patch. can it be done in 6 months?
